Type the property address and the map moves to it. Choose a layer, click around the edge of the lawn or bed and close the shape; the area appears immediately and updates if you drag a corner. Lines work the same way for edging, fence runs and curbs, and single clicks count shrubs and trees. Holes such as a patio inside a lawn are subtracted, so the turf number reflects what the mower actually covers.

Measurements come from aerial imagery, and two things affect them: tree canopy that hides bed edges or lawn under the crown, and the date of the imagery, which can predate a new patio or a removed bed. For turf, mulch beds and edging on open lots, a careful trace is close enough to price, and waste factors absorb normal variation. For hardscape, retaining walls and anything priced by the inch, verify critical dimensions on site before you commit to a final price.
