Pricing multi-visit annual maintenance contracts

Commercial maintenance is priced by the season, not the visit. Each line in the estimate carries a visit count: mowing weekly for the growing season, edging every other visit, fertilization five rounds, spring and fall cleanups, mulch once. Worked example: 180,000 sq ft of turf at a production rate of 20,000 sq ft per man-hour is 9 man-hours per visit; 30 visits is 270 man-hours for mowing alone before trimming and blowing. The bid shows the season total and the monthly installment the client pays, so the number a board votes on matches your labor plan.

Can I bid HOA and municipal properties with several zones?

Yes. You trace the property once and split it into zones, each with its own services, visit counts and subtotal. The bid shows totals per zone and for the whole contract.

How do I handle rebids each year?

Copy last season's bid, update rates in the cost library and adjust any scope changes. The map, zones and lines carry over, so a rebid takes a fraction of the original time.

Does the software support installment billing for annual contracts?

The bid shows the season total and the monthly amount. Accepted jobs and invoices export to QuickBooks Online on the Company plan and above, where your billing runs.

Is satellite measurement accurate enough for commercial bids?

For turf, beds and edging on clear imagery, yes. Tree canopy and older imagery can hide recent changes, so we recommend a site walk for areas under cover and for any hardscape work.
